The Seed of a Bureau of Land Management Exchange and Preservation of Big Horn Sheep Lambing Grounds
Bighorn Estates is a 376 acre catalyst for what is planned to be a 2,000 acre master-planned development designed around a special sensitivity to the resident Bighorn Sheep of the Black Mountains. Approximately seven miles east of the gaming and Colorado River recreation destination of Laughlin, Nevada, the property was acquired in the late 1980's. Biegel & Co. became the General Partner of the property in 1996 and began negotiations with the Arizona Department of Game and Fish, the Bureau of Land Management and Mohave County to preserve a portion of the land and exchange it for adjacent, developable Bureau of Land Management property.
Bighorn Estates is the highest elevation undeveloped, privately owned property in Mohave County. According to the US Census Bureau, Mohave County is
at the epicenter of the fastest growing Metropolitan areas in the
Western US, (see below) and Mohave County is the fastest growing Micropolitan Area in the US (see below).
The property is located just south of State Route 68, the primary access route to Laughlin, Nevada. The 4,000 foot Black Mountains define the dramatic and colorful eastern edge of the Colorado River Valley along one quarter of Arizona's border with California and Nevada and significantly contain the largest desert bighorn sheep herd in the U.S.
To expand the development, secure the preservation of additional critical Desert Big Horn Sheep habitat and justify the significant costs of a Bureau of Land Management exchange, Biegel & Co, in partnership, acquired an additional 1,000 acres of privately owned critical habitat in the Black Mountains with negotiations underway to acquire an additional 640 acres.
The plan is to complete the exchange and develop a golf oriented, natural desert community.
