Some strategies require speed; others patience. Experienced investors know the first critical step to success is low price. If you buy a fundamentally good property at a low price, ultimately you will realize a return – strategy and experience can make that an excellent return. The irony is that even though professionals know that critical first step, the reality is that most money is invested when prices are high. That’s when there’s high confidence in the economy, financing is readily available, and when real estate investors want to sell. The challenge – and opportunity – that we excel at – is having courage in our convictions and strategies and investing when prices are low and liquidity is not available. As a result, we achieve returns few real estate companies do – properties and strategies that even in “Great Recessions” succeed. We look for partners with patient capital. If we have a knowledge based advantage, we’re active – we don’t do hotels, industrial or apartments – we know, and are active in land, office and retail. We find the best returns follow chaos. Our strategy is buying distressed real estate assets and properly managing them. We bring local knowledge, and a combined 75 years of real estate experience.
